Buy-to-Let Stamp Duty Calculator

Enter the property price to see the stamp duty due on an additional property.

Estimate for general information only — not financial, mortgage, tax or legal advice. Confirm figures with GOV.UK, your lender or a qualified adviser before you commit.

Buying a second home or a buy-to-let in England or Northern Ireland means paying a stamp duty surcharge on top of the standard rates — 5 percentage points extra on every band since 31 October 2024. This calculator applies the surcharged rates to give the total due. Scotland and Wales have their own additional-property rules.

Frequently asked questions

Who pays the surcharge?

Anyone buying an additional residential property — a second home or buy-to-let — where they will own more than one property at the end of the day of purchase.

Can I get the surcharge back?

If the additional property replaces your main home and you sell the old one within the allowed window, you may be able to reclaim the surcharge from HMRC.
